Planning and listed building permission
was obtained for the extension. It was
a requirement that one of the existing
arched windows be retained.

One of the main features of the existing
space was the exposed brickwork around
the old fireplace. This had the plaster
removed by the previous owners, but then
it had been clad with a further brickwork
skin. The clients had removed this skin and
exposed the original brickwork, as a
feature. They also wanted a warm feel to
this north facing room.

Building permission was obtained for the
extension. New steel work was needed
to take the load off the roof and parapet
wall over the new glazed corner. Our
structural engineer calculated the loading
and designed the steel work, to the
approval of the building inspector.

It was decided to clean up and repair the
the brickwork and finally to seal it.
Then, in order to provide storage without
covering the brickwork, it was decided to
install a large island with breakfast bar.
